Hanley is Stoke-on-Trent's city centre in all but name: the shopping, the Regent Theatre, the Potteries Museum with its Spitfire and the Staffordshire Hoard, and a growing run of independent coffee shops and venues around the Cultural Quarter.
For buyers and investors it's the value end of the market — Victorian terraces and newer apartments within walking distance of everything, with regeneration money still flowing into Smithfield and the old Hanley East side.
Living there
Expect proper city-centre living at a fraction of big-city prices. Terraces off Waterloo Road and Birches Head suit first-time buyers; the Smithfield and Festival Quarter apartments attract young professionals. Hanley Park — Grade II* listed and beautifully restored — is the green lung on the doorstep.
